Spring Comes to Yorkville

BAZIS loves Yorkville! This community is the cultural heart of Toronto, with galleries, museums and gardens, all within a short walk of 1 Yorkville; our Toronto condominium now selling, and under construction.


There is something so gratifying about taking a walk in the early spring sunshine and seeing the first blooms of tulips and daffodils emerge. Toronto’s Yorkville Village has some of the loveliest parks in the city, and you don’t have to go far to get a taste of mother nature.


What’s special about this neighbourhood, is that you can plan a route that takes you through parks, past sparkling boutiques and shops and into your favourite coffee shop for a rest.


For example, start with brunch at Cafe Boulud at the Four Seasons, then take in Yorkville’s Mist Garden.  It’s a relaxing oasis in the middle of the city, and the cooling mist runs every 10 minutes. This park features an art wall sculpted with roses, a four tier vintage birdbath, and a path through rows of exquisite rose gardens.  Pick up a ‘to go’ coffee at Pusateri’s and then check out some boutiques and shops along the way, strolling along Yorkville Ave to Bay St., heading south to Cumberland St. Take your time here and and wander through The Village of Yorkville Park. It’s the perfect place to people-watch.


Another lovely Yorkville destination in spring is the Philosopher’s Walk. Head south of Bloor, just past the Royal Ontario Museum to the more than 100-year-old Alexandra Gates. This scenic footpath that heads south past Toronto landmarks such as the ROM, The Royal Conservatory of Music, Trinity College and the U of T Faculty of Law.


From here, take a shortcut through Queen’s Park south to Wellesley and stop in at the John B. Aird Gallery to see “The Views are Different Here,” a U of T student-curated art exhibit which offers a different view of Toronto’s people and neighbourhoods.  This exhibit is a refreshing departure from traditional exhibits in that it showcases works from immigrant artists. It’s on until April 6th, 2018.


If you prefer to see wearable works of art, instead, head north along the Philosopher’s Walk to the ROM to take in the Christian Dior exhibit.  The apparel dates back from 1947 to 1957, and is a must-see for fans of the glamour of days gone by.

2018 Condos Market Outlook in Toronto

While news headlines show dramatic changes in market conditions from 2016 to 2017, if one looks deeper, the picture is much more stable than would first appear.  It’s important to note that 2015 and 2016 were not typical years.  With an almost frantic pace fueled by low inventory, buyers scrambled to buy, resulting in bidding wars and a huge upswing in sales numbers.  The activity seen in those two years make the return to more normal conditions in 2017 and 2018 appear much more dramatic than they actually are.


According to this recent Globe and Mail article, the Toronto Condo Market remains strong, proving a viable alternative to single detached homes.  Buyers are feeling the crunch in affordability due to recent changes with mortgage rules and rates, and the addition of Ontario’s Fair Housing Plan, and are opening up to the possibility of living in a Condo that’s priced within their means.


While sales in single-family homes are showing a decrease from 2016, multi-family residential is seeing a boost.  In 2017, Altus reports that builders sold 36,429 new units last year, “smashing” the prior sales record in 2016, when 29,132 condos were sold.  This further illustrates the shift towards a more affordable multi-family home.


TREB is also reporting that the average price climbed to $515,816 in 2017 over $437,412 in 2016, and is reporting a consistent 23 days on market average. As well, in the City of Toronto, the average sales price / listing price comparable in the last quarter of 2017 was at 99%. (Ratio of the average selling price to the average listing price for firm transactions entered into TREB MLS).

In new building, BILD reports that the market at the end of 2017 was largely driven by multi-family residences, primarily due to changes in government intensification policy and challenges builders face in bringing single family homes to market.  This indicates a growing interest in multi-family residences and continued strengths in price and sales rates.


Finally, investors have always taken advantage of closings typically 2-3 years away in new Toronto Condo developments. Now is a good time to buy in anticipation of housing sales catching up from the recent government changes by 2020 or later.  


Looking at sales over the past few decades, one can see overall upward trend, and for those looking to maintain a long-term approach to real estate investment, new condos show strength, as inventory is expected to continue to tighten in future, and increase demand.

Inspiring Design for New Condos from the Interior Design Show

Toronto’s Interior Design Show shapes the industry for the upcoming year, showcasing the latest trends in design and decor, and attracting interior design professionals from all over North America.  

This year, we noted some emerging trends to inspire you with your own home or condo.

New Patterns and Textures

Some of this year’s most exciting exhibits showcased unique patterns and textures in stone.  Cosentino featured dramatic countertops in natural tones, punctuated with large vein patterns.  This year, they introduced a new “suede” texture that feels warmer to the touch and offers a matte sheen.

From Cambria, Brittanica Gold was introduced, featuring new colours of copper, fog and translucent greige on a cream background. It has a more traditional feel and is striking against the cooler colours that have dominated in recent years.

Natural Materials

IDS featured home furnishings with natural materials throughout.  While the materials are simple: wood, stone, and metal, the results are polished, not rustic.

New in Colour

Some of the most eye catching exhibits at IDS this year featured textiles and woven art in a variety of colours.  It’s exciting to envision a contemporary room in a neutral palette reimagined with the addition of area rugs and accents in rich blues and reds.

Pastels were also seen throughout the show, with furnishings, accessories, and paints in soft pinks and blues, accented with cream and off-white.

Geometric Design

Sharp angles were present throughout the show with geometric designs in furnishings, lighting, art, and wall coverings.

Summer Construction Update

With several exciting projects underway there’s always incredible progress in construction to report on.


The canvas can now be unveiled with the completion of Exhibit. This unique residence designed as four architectural cubes is now fully complete and registered. All of Exhibits’ spaces are open and complementing its neighbour the Royal Ontario Museum.

1 Yorkville

At 1 Yorkville, the ground floor framing to the 2nd floor of the tower is being finalized. 1 Yorkville finds itself among several heritage properties in Toronto which are currently undergoing restoration. BAZIS is currently working on stabilizing the structures for the next stage in construction. Maintaining these historic properties adds to the beauty and charm of our neighbouring communities.


Incredible advancements are happening on the two towers of eCondos at Yonge and Eglinton. Window installation is taking place on the 22nd floor of E8 along with forming on the 26th floor and suite work on the 18th floor. E15 is also seeing the installation of windows on the 7th floor and steady progression on the forming of the 16th floor and suite work on the 5th floor.

We are very excited to see how much progress has happened at 1 Yorkville since the start of the new year! The foundation mat and tower crane are now both installed, and the crew was preparing to install the slab on grade.
